ShowingMarket is a real estate showing service run as a marketplace: agents who can't make a showing post it with a fee, and licensed local agents cover it — verified at the door, paid on approval. Here is the entire flow, from posting to payout, with nothing hidden.
Posting takes about two minutes. You stay the agent of record throughout — the covering agent provides access, follows your instructions, and reports back. Your client stays your client.
Enter the property address, the time window, the request type (buyer showing, open house, rental tour, lockbox run, photo visit, or inspection access), and the fee you're offering — anywhere from $45 to $400. Your card is authorized for the fee but not charged.
License-verified agents whose coverage areas match the property express interest at your price — or counter with their own. You review each agent's profile, reliability score, and history, then accept exactly one.
The covering agent checks in at the property with GPS validation, a safety timer runs during the visit, and they check out with a completion summary: buyer status, notes, and time on site.
You review the completion record and approve it. Only then is your card charged — and in the same moment, 90% of the fee transfers to the covering agent through Stripe. Feedback lands in your client file.
The money mechanics matter, so to be precise: your card is authorized when you post, re-authorized if you accept a different price, and captured only when you approvethe completed showing. Cancel while it's still broadcasting and the hold is released — you pay nothing. Full details are on the pricing page.
For agents with open hours — new agents building a pipeline, part-timers, anyone between clients — the same marketplace runs in reverse: paid showing work, filtered to where you actually go.
Sign up free, self-attest your Washington license (it's checked before your first showing), set your coverage cities or zips, and connect a Stripe payout account — that's where your 90% lands.
Your Opportunities feed shows requests inside your coverage areas with the fee and your 90% take up front. Express interest at the posted price or offer your own; the poster chooses who shows.
GPS check-in at the door starts the safety timer. Check out with buyer status and notes; when the poster approves, your payout transfers via Stripe — instant to an eligible debit card.
Every claim carries a signed non-solicitation agreement — the buyer relationship belongs to the requesting agent, always. What you build instead is your own reputation: completions, on-time rate, and verified ratings, computed from real showings and visible to every poster. More on the agent side at for agents.
A buyer tour — open the door, show the home, log the buyer's reaction.
Host a full window with the built-in QR sign-in sheet; the host keeps walk-in contacts.
Walk prequalified renters through one or more units and report interest.
Key retrieval or door-opening when a body with a license is all that's needed.
Shoot requested photos and note property condition for an out-of-area agent.
Let the inspector in, stay reachable, close up after — details posted up front.
Open houses deserve a special note: hosting includes the free QR open house sign-in — attendees sign in on their own phones, the host keeps every contact, and the listing side gets names and feedback. There's also a free printable sign-in sheet template if you just need paper for the weekend.
Questions we hear most — coverage areas, who owns the client, payout timing — are answered on the FAQ page. Coverage is live across the Seattle Eastside — see where ShowingMarket works.
