Mostly because the leads never come. Sitting open houses and covering showings puts you in front of real buyers face to face — and the work pays. Build your pipeline in the ZIPs you already farm while your own book grows.
A listing appointment, an inspection to let in, and a buyer who wants to tour tonight — all at once. Hand off the coverage work: showings, rental tours, inspection access, lockbox runs, photo visits, and open-house hosting. A local agent covers it; you keep the client.

ShowingMarket is launching city by city with a managed founding agent network. Early availability may vary by area, but every request is reviewed personally — so we can confirm coverage quickly, or let you know if a match isn't available so you can make other arrangements.

Opportunities filtered to your coverage zones, each with the fee up front and your 90% take spelled out. Express interest in one tap — or offer your own price — and the requester picks who shows.

Check-in captures a GPS fix at the property and stamps it on the record. A safety timer runs during the visit, and the moment the requester approves your check-out, your payout releases via Stripe.

Put a QR code by the door. Attendees sign in on their own phone — contact details go to you alone, while the listing side gets first names and feedback only.

Reliability is computed live from real showings — completions, on-time check-ins, and verified ratings from requesters. Requesters see it before they pick you.

Claim jobs, navigate to the door, check in with GPS, and message the other side — all from your phone. The safety timer is anchored to a stored expiry, so the countdown survives closing the app or losing signal.

One marketplace, both sides of the showing — concierge-supported while the network grows. See the full flow →
ShowingMarket is built to protect the original agent relationship. A showing agent's job is to provide access, follow your showing instructions, and send feedback back to you — nothing more.

Not yet in most areas — and that is the trade. We build agent coverage ZIP by ZIP before pushing showing requests into a market, so early Founding Agents join ahead of the work rather than after it. What you get for joining early: your primary ZIPs are reserved to you while the area fills, and enrolment closes at 30 primary agents per ZIP — so you are not competing with hundreds of others for the first local requests. What you get regardless: the open-house sign-in kit is free and yours from day one, whether or not you ever take a showing. ShowingMarket is live on the Seattle Eastside and opening market by market.
The requesting agent sets the fee between $45 and $400, and you see it before you accept. You keep 90%, paid to your bank through Stripe once the requester approves your completed showing. You can also counter with your own price instead of accepting.
You pick the ZIPs you farm — up to three primary and three more you'd travel to. Requests outside them don't reach you, and you can change the list any time on your Coverage page.
No. No subscription, no membership fee, no lead fees, and no card to sign up. The only money that moves is the fee on a completed showing, and that flows to you.
A reserved place in your ZIPs before the area fills. Enrolment is capped at 30 primary and 20 secondary agents per ZIP while a market launches, so early agents aren't competing with hundreds of others for a small number of local requests. It does not currently mean requests reach you earlier than anyone else — if that changes, you will be told before it does.
The requesting agent does, and that binds you as the covering agent too. You provide access, follow the showing instructions, and send feedback back — bound by a non-solicitation agreement on every claim.
ShowingMarket is for licensed real estate professionals. Agents self-report their license number and state and we show it on their profile — we do not currently check it against a state registry, so treat it as self-reported. What is enforced: a non-solicitation agreement on every claim, and a reliability score computed only from real completed showings. What is recorded: a GPS fix and timestamp at check-in and check-out, plus location sampling while the showing is open in the app.
We review every request and confirm a match as quickly as we can. If we can't match it, we say so promptly so the requesting agent can make other arrangements — we don't leave anyone guessing.
