Terms of Service

ShowingMarket is a technology platform that connects licensed real estate agents who need a property shown (“Requesting Agents”) with other licensed agents willing to conduct that showing (“Showing Agents”). ShowingMarket is not a real estate brokerage, does not provide real estate brokerage services, and is not a party to any agreement between agents or with their clients.

You must be at least 18 years old and a real estate licensee in good standing in the jurisdiction where you operate. You are responsible for complying with your license laws, your brokerage’s policies, MLS rules, and all applicable real estate regulations.

You agree to provide accurate information, including your license number, state, and (where applicable) MLS ID and lockbox/Supra credentials, and to keep it current. We may verify, suspend, or remove accounts that appear invalid, unverified, or non-compliant.

A Requesting Agent posts a showing with an address, time window, and a fee. A Showing Agent may claim it. Each claim is subject to a per-showing agreement that includes liability and non-solicitation terms — the Showing Agent agrees not to solicit or represent the Requesting Agent’s client.

The Requesting Agent is responsible for ensuring the showing is authorized by the listing agent and/or property owner and that access is lawful. The Showing Agent is responsible for conducting the showing professionally and lawfully.

Payments are processed by Stripe. When you post a showing, the fee is authorized on your payment method and captured only when the showing is completed. On completion and approval, the Showing Agent receives 90% of the fee, paid out via Stripe; ShowingMarket retains the remainder as a platform fee. You authorize these charges and transfers. Cancellations before a showing is claimed release the authorization without charge. We do not store full card numbers.

You agree to comply with the Fair Housing Act and all anti-discrimination, licensing, and consumer-protection laws. You will not misrepresent your identity or license, access property without authorization, or use the Platform for any unlawful purpose.

Showings involve entering physical property and carry inherent risk. You participate voluntarily and assume that risk. Location (GPS) check-in/out and a safety timer are provided as tools, not guarantees of safety. ShowingMarket does not supervise showings and is not responsible for the conduct of any agent, client, or third party.

The Platform is provided “as is” and “as available,” without warranties of any kind. We do not guarantee that a posted showing will be claimed, that any agent is suitable, or that the Platform will be uninterrupted or error-free.

To the maximum extent permitted by law, ShowingMarket will not be liable for indirect, incidental, or consequential damages, and our total liability for any claim will not exceed the fees you paid through the Platform in the three months before the claim.

You agree to indemnify and hold ShowingMarket harmless from claims arising out of your use of the Platform, your showings, or your breach of these Terms or applicable law.

You may stop using the Platform at any time. We may suspend or terminate access for violations of these Terms or applicable law.
