ShowingMarket opens nationwide, bringing broker-supervised showing coverage to licensed agents in every state

The showing-coverage marketplace built for brokerages is now available to licensed agents across the United States, and two Keller Williams offices operated by Ben Kinney Company have onboarded hundreds of agents in the Seattle metro.

SEATTLE, WA —

ShowingMarket, the real estate showing coverage marketplace built for brokerages, today opened to licensed agents nationwide. Any licensed agent in the United States can now create an account, set the ZIP codes they cover, and post or claim showings, open houses, rental tours, inspection access, lockbox runs and photo visits.

The platform is free for brokerages — no setup fee, no subscription and no seat licences — and takes 10% of a completed paid showing, with the covering agent keeping 90%.

Built for the brokerage, not around it

Agent-to-agent showing coverage is ordinary work, and it is usually arranged by text message and settled with a payment app. That informal version is the problem ShowingMarket was built to solve, and the reason it is built for brokerages rather than for individual agents.

In every state ShowingMarket has reviewed, a licensed agent may only accept compensation through the brokerage they are licensed under. Washington makes it unlawful for a broker to pay any part of their compensation to any person except through the firm's designated broker (RCW 18.85.301). California (Bus. & Prof. Code § 10137), Texas (Occ. Code § 1101.651), Florida (Stat. § 475.42) and the other states ShowingMarket has published guidance on — Georgia, Arizona, Colorado, New Jersey and Wisconsin — carry an equivalent rule. Georgia is the one of the nine that is not an absolute bar: it permits a direct payment where the broker consents. A payment that moves directly between two agents bypasses exactly the supervision those statutes exist to create.

ShowingMarket gives the firm brokerage oversight on payment instead, alongside the record and the control: a compliance center where a designated broker sets which forms and approvals each job type requires, enforced server-side at the moment they are due rather than chased afterwards; coverage matching that routes a request to agents who actually work those ZIP codes; a non-solicitation agreement signed at the moment a job is assigned; GPS-stamped check-in and check-out; and a per-assignment audit trail the broker can open months later.

Firms choose how far their work travels. A brokerage can keep requests private to its own agents, give its roster an exclusive priority window before anyone else sees them, route overflow to other offices it manages, or open a request to the wider network immediately.

The two offices are ShowingMarket's deepest market. A third Keller Williams office is onboarding now.

Licensure stays where the law puts it

ShowingMarket does not claim to verify real estate licences, and says so plainly. A designated broker — known in other states as the broker of record, principal broker, broker-in-charge, employing broker or qualifying broker — is the party a state licenses and holds responsible for supervising the agents affiliated with a firm. That accountability sits with the brokerage by statute and cannot be transferred to a marketplace.

What ShowingMarket does instead is record who attested and show it. An agent onboarded by their brokerage carries that firm's attestation, made by the broker already accountable for them. An agent who signed up independently is labelled self-reported. A brokerage can require attested-only coverage on its own jobs.
